The people who open the doors of Andalusia for you
Reality Andalúzia guides international clients buying property on the Costa del Sol — in your language, with local knowledge and no hidden surprises. We are a small agency built on a personal approach.
It began with our own experience of buying in Spain
“Buying a home in a foreign country is wonderful — until you hit the language, the authorities and fees you don’t understand. That is exactly where we step in.”
— Libor Mikolášik, founder
Reality Andalúzia grew out of personal experience. When we were looking for our own place under the Spanish sun, we ran into everything we now handle for clients — an opaque market, contracts in Spanish, the NIE number, the notary, tax obligations and agents who vanished right after signing.
We decided to do it differently. Not as a large franchise with dozens of listings, but as a boutique agency that takes one family by the hand at a time. We live on the coast and know the difference between Marbella and Estepona beyond the catalogue.
We work with a vetted network of local partners — lawyers, tax advisers, notaries and banks. You deal with one person who holds the whole process together, from the first viewing to the handover of keys.
We are not here for a single deal. Most of our clients come back — to buy a second property, to recommend us to friends or to have their rental managed. That is our best calling card.
Three principles we never change
Transparency
You know the price, the fees and our commission terms in advance and in writing. No figures that appear only at the end.
Your language from A to Z
The whole process — viewings, contracts, dealing with authorities — runs in your language. Translations and explanations are a given.
Local knowledge
We live here. We know which street is noisy in summer, where an investment pays off and which listing to avoid.
Transparency that costs you nothing extra
When buying property in Spain, the agent’s commission is traditionally on the seller’s side. For you as the buyer that means our assistance burdens you with no hidden fees. And what you pay the state, we can calculate in advance to the euro.
No commission for the buyer
In brokering a purchase, our fee is standardly paid by the seller. You pay only the statutory taxes and fees, which we go through in advance in the calculator.
Fees in black and white
Before the reservation you receive a written overview of all costs — transfer tax, notary, registry, lawyer. No surprises at the end.
Independent legal oversight
We recommend your own lawyer who represents you alone and checks charges, debts and the habitation certificate before signing.
Support after the purchase too
After the handover of keys we help with transferring utilities, insurance, the tax return and any rental. The relationship doesn’t end at signing.
A network of trusted partners at your side
You are never reliant on a single person. Behind every purchase stands a team of independent experts we have known for years and vouch for.
Lawyers (abogados)
English-speaking lawyers specialised in Spanish property and due diligence.
Banks & mortgages
We work with banks that grant mortgages to EU non-residents too, on fair terms.
Notaries
Vetted notaries before whom the purchase deed (escritura) is signed and ownership is registered.
Tax advisers
Gestoría and tax advisers for the NIE number, tax returns and property management.
What clients who’ve been through it say
All reviews →“We feared the bureaucracy, but Libor arranged absolutely everything — the NIE number, the lawyer and the notary. We just enjoyed the viewings.”
“I value the honesty above all. He talked us out of one property because it carried debts. I appreciate that more than any sale.”
“A professional approach from the first e-mail to the handover of keys. Communicating in our language was a huge relief.”
Let’s talk, no obligation
Tell us what you’re looking for. We’ll prepare a first tailored selection of properties and walk you through the whole process — with no obligation and clearly.
