Tax on purchase

On a resale property you pay the transfer tax (ITP), which in Andalusia is 7% of the purchase price. On a new build directly from the developer you instead pay 10% VAT and the AJD stamp duty of 1.2%.

Other fees

Add the notary (around 0.5%), registration in the land registry (about 0.4%) and legal or administrative services (roughly 1% + VAT). Together the additional costs run between 10 and 13% of the price.

The NIE tax number

Without the NIE number (Número de Identidad de Extranjero) you cannot sign the purchase deed or open a Spanish bank account. We arrange it for you before the purchase.

Costs after the purchase

Once acquired, expect the annual property tax (IBI), a waste charge and — in residences — a contribution to the owners’ community. If you rent, also factor in income tax on rental income.

Quick overview — Andalusia

Resale: ITP tax 7%
New build: VAT 10% + AJD 1.2%
Notary: ~0.5%
Land registry: ~0.4%
Legal services: ~1% + VAT
