What the golden visa was

The “Golden Visa” programme let citizens of non-EU countries obtain a residence permit by buying a property worth at least €500,000. It was a popular route to residence in Spain for investors from third countries.

What changed from April 2025

Spain ended the programme — since 3 April 2025 it no longer issues new golden visas via property. Permits granted before that date remain valid and are renewed under the original rules.

Why it does not affect EU citizens

Citizens of the European Union need no visa to buy a property or to reside in Spain. Freedom of movement applies: you can buy, live and work here without any investment programme.

All you will need is a foreigner’s tax identification number (NIE) and, for stays over three months, registration at the foreigners’ office. We help with both.

Practical conclusion

The end of golden visas is mainly a topic for non-EU buyers. For EU clients nothing essential changes — the path to a second home under the sun stays fully open.

As an EU citizen you need no investment visa to buy or reside — the NIE number is enough.
